In short
- Our range is for a roof of about 1,500 square feet. Roughly half the price is materials and half is labor, plus fees.
- Pitch, layers, chimneys, skylights and valleys add crew hours.
- Rotted decking is found after the old shingles come off, so ask for the per-sheet price before you sign.
- The same roof costs different amounts in different cities, because roofer wages differ.
Size and shape of the roof
The price follows roof area. The range on this page is for about 1,500 square feet of roof, which is about 15 roofing squares. A larger roof needs more shingles and more crew hours.
Shape matters as much as size. A steep roof, a roof with several valleys, or a roof with chimneys and skylights takes more time and more flashing than a plain, low-slope one.
What is under the old shingles
Roofers cannot see the plywood underneath until the old shingles come off. Rotted or damaged decking is replaced then. Ask for the per-sheet price up front so a surprise does not change the total.
The number of layers matters too. A roof with two layers of old shingles has more to tear off and dispose of.
Materials, labor and fees
The example below breaks the typical range into its three parts, using the same method as every price on this site. Materials include the shingles, underlayment, flashing and vents. Labor is crew hours times a local roofer rate. Fees cover permits, disposal and supplies.
Example, built from our range data
Asphalt shingle roof replacement (1,500 sq ft), US average
- MaterialsMaterials or equipment for the job. Ask for the brand and grade.$3,625 to $5,625
- Laborabout 39 to 65.5 hours at $75 to $100 an hour. Ask the shop for both numbers.$2,875 to $6,575
- FeesPermits, disposal and supplies. Ask what each fee covers.$500 to $1,800
- Typical totalThe three lines added, rounded (low end down, high end up). A quote near this range is typical.$7,000 to $14,000
Labor is rounded so the three lines add up to the total, so it can differ a little from hours times rate.
Labor rate: BLS wage for the trade, May 2025, times our markup (method). An estimate, not a quote. See this job in your area.

Common questions
How long does a roof last?
Asphalt shingles last about 20 to 30 years. Freeze-thaw weather, ice dams and poor attic ventilation can shorten that.
How long does it take?
A typical house takes 1 to 3 days of work. Weather can add delays, so ask the roofer how they protect the house if rain hits.
Will I need new decking?
Maybe. Rotted or damaged plywood is replaced once the old shingles come off. Ask for the per-sheet price up front so there are no surprises.
